Coop Ownership
A residential coop, also known as a common interest community, is a corporation that owns a building and its surrounding property.

As apartment owners, Rockcliffe shareholders own shares in the corporation, Rockcliffe Apartment Owners, Inc.
Shareholders are provided with a stock certificate of ownership, and are granted a proprietary lease to occupy a specific apartment in the building. The number of shares assigned to each apartment, as well as the monthly maintenance fee, are based primarily on the square footage and floor location.

The monthly maintenance fees cover maintenance of indoor and outdoor common areas, security, heat, hot water, gas, common area electric, professional services, and property taxes​​​​
Secure and Convenient​
Both fee-based garage and outdoor parking are available, as well as passenger and service elevators, laundry facilities and basement storage units.
The Property Manager and the live-in Resident Manager supervise a maintenance staff that cares for the building’s common areas.
On-site security personnel, available 7 days a week, 8 am-midnight, along with closed circuit TV, provide a safe and secure environment for Rockcliffe residents.

Coop Governance
Cooperatives are businesses owned by the “member-owners," and are democratically controlled by their member-owners. Unlike a traditional business, each member gets a voice in how the business is run. Services or goods provided by the coop benefit and serve the member-owners.

An elected seven-member Board of Directors governs the Rockcliffe in accordance with the State of New Jersey, the association's Certificate of Incorporation, the Proprietary Lease and the By-Laws.
Monthly Board meetings are open to shareholders and elections for current board positions are held annually by secret ballot.
